The Special Assessment was voted in place by members in 2017 to add to the Reserve Account to ensure adequate funds for long term capital and maintenance projects. The Special Assessment is $250 per quarter through 2023
If your deck is original to the construction, the HOA will maintain your deck. If you have modified your deck (extension) you are responsible for all maintenance costs.
If you observe a maintenance issue that the HOA is responsible for, contact the Community Association Manager and they will investigate and, if it is HOA responsibility, he will add it to the list of items to be repaired.
The following are significant projects that the HOA has performed in the last few years:
New Roofs on all buildings - Completed 2018
New Siding on all buildings - Will be completed 2021
New Gutters on all buildings - New Project to be done over the next several years
Asphalt Resurface behind hillside units - Completed in 2016
Stairs, walkways - Ongoing project that started in 2007 and will be fully completed in 2024.
Please review Architectural Rules and Procedures located in Critical Documents. This should answer most of your questions. When in doubt, please contact the Community Association Manager before proceeding with any project that alters the exterior appearance of your unit.
No. You cannot remove or prune a tree or bush from any location in Leland Meadows! This is not your property; it belongs to the HOA or to a private landowner. Call the Community Association Manager if you wish to discuss concerns.
No. You cannot alter the exterior appearance of the exterior of your unit. Please contact the Community Association Manager with any questions or concerns.
Absolutely not. This area is off-limits to ATVs. Please check the ATV Rules and Regulations under the "Rules and Regulations" tab.
